Turnkey Project Management

We undertake all works associated with the building of both Commercial and Residential properties from commencement to completion.

We will deal with the practical day-to day running of the site; including ordering of any materials, employing and managing a competent and experienced workforce, and any other practical duty required in order to complete your project. We will also help you with the design and finish of your property.

We will handle any technical ‘headaches’ often associated with building projects. Prior to work commencing we will check that you have complied with all the necessary Planning Rules and Building Regulations for your project and advise you on where there could be an issue (we can provide the contact details of our own certified architect if so required). Once the build has begun we will liaise with your architect or any other appropriate body needed for your project, to resolve any issues that may arise threatening the continuation of works.

In Addition, we will take on the responsibility of contacting and arranging the necessary site visits by the Building Control Bodies (BCBs) as the project proceeds. The BCBs will need to attend the site at different stages of the build and confirm that the Planning Rules and Building Regulations set for the build are being adhered to, before providing verification that the build can proceed. We will consult with you about any new issues as and when they arise and, with your agreement, deal with them on your behalf. You can sit back and relax, be completely hands off with this service, in the knowledge that your building project is in safe and very competent hands.

Please note that any pre-build applications and legal issues we deal with on your behalf will be subject to a separate administration fee, and also a solicitor's fee where necessary. For example, an application could be made by us on your behalf for a build that is subject to a Party Wall Agreement, this will need to be passed before we can begin the building work.

Project Management

We are experienced in the complete day-to-day management of a client's building project.

Unlike the Turnkey service above here the client will be more hands on with their project. It will be the clients' responsibility to deal with any technical issues or legal requirements, for example, issues concerning Planning Rules and Building Regulations, that arise from the project. However, we will fully support you with any practical building issues that arise and prevent the smooth operation of the project, for example, ordering materials, advising on any issues with your plans and how they could be resolved, and inform you of the stages at which your project will be ready for the next required inspection by the Authorities. We will also employ and manage the workforce, ensuring the work is carried out correctly and to a high standard, and keep the project on target for the set completion date and budget.
